Policies and Conditions at Blue Skies Inn

Blue Skies Inn is a family friendly bed & breakfast and is often being used for family reunions where kids are a big part of the gathering. Most of our suites are specifically designed to accomodate families and we even have real handicapped suites as well.

So we welcome children of all ages, since the distinctive design of the spacious, three-room suites at Blue Skies Inn affords more private space and fewer shared facilities than most B&Bs. We will ask children and parents alike to sign our "Kid Contract" so that all guests at the inn have a good time. We believe that children should be able to stay at an inn provided that they have consideration for our other guests.

Suite Use Rules
All of the suites at Blue Skies Inn are NO SMOKING suites. We regret that we have found it necessary to impose substantial financial penalties for violation of this policy. Smoking on the B&B property is permitted only on designated outdoor covered porches. This includes "smokeless" and electric cigarettes, and any other "smokeless" devices.

Sorry, Blue Skies Inn has no facilities that can accommodate your pets, nor do we allow pets to stay in guests' vehicles. There are no resident pets at Blue Skies Inn. We have made a special effort to create an allergen-free environment so that those with allergies can stay with us.

Other Restrictions
NO CANDLES Candles are strictly prohibited by our insurance carriers. The same penalty for in-room smoking will be assessed immediately for a violation of this policy. This is a safety issue. All of our suites have adjustable lighting. LED candles are permitted.

NO INCENSE OR OTHER FLAMMABLES No fire of any kind is permitted in the suites, including, but not limited to incense and fondue burners. All suites have access to a microwave oven and fridge.

Check-In / Check-Out
Please schedule your arrival between 4-7 PM. If you must come later in the day, we will make special arrangements for your arrival. Our check-out time is 10 AM.

Early check-in is available at an additional cost of $25/hr. and must be arranged in advance of your visit. Late check-out is available at an additional cost of $25/hr. and must be arranged in advance of your visit.

Security Deposit / Damage
All reservations will require a credit card. A confirmation sent to you as a room contract authorizes us to charge room damage to your credit card. A minimum charge of $500 will be assessed for smoke, incense, candles or pets in the suite. No separate charge or hold is put on your credit card when you check in. Other charges:
  • $75 lost key fee.
  • $35 per day for each extra guest booked for the suite; all suite rates are for double occupancy.
  • Unbooked extra guests will be allowed at check-in at the innkeepers' discretion for a fee of $75/day each.
Use of Facilities / Visitors
  • Only registered guests may use the inn or its facilities. Visitors may make use of the facilities only with the explicit and express permission of the innkeepers.
  • Rooms may not be sublet, nor assigned.
  • Pregnant guests or those with heart conditions are cautioned not to use the hot tub. All hot tub use is currently suspended due to COVID precautions.

Making Reservations

After you book online or by phone, the credit card that you supplied will be charged in full for your visit. This charge is non-refundable, so please buy trip insurance. We do not issue refunds for any reason. Please go online to search for travel insurance to protect your travel plans for lodging and travel costs, too!

A credit card guarantees your reservation after the charge has been processed. A credit card account number and expiration date will be required for all reservations to secure against damage to the suites or other violations of our posted policies.

No reservation is finalized until we process your credit card. Our booking software will automatically send a “confirmation” but it is not a guarantee that your booking has been accepted or is finalized.

Making Reservations On-line
There is a button on each room description that will enable you to check availability and submit a reservation request on-line using our ReservationNexus secure server.

Extra Guests
All room rates are for double occupancy. Extra guests are $35 per night per person. Maximum room occupancies are listed on the "Rooms & Rates" page of our website.

Multiple Room Bookings
We limit the number of rooms booked for a stay to four (wedding, family reunion or other group stay) unless you have made other arrangements with the innkeepers. Sometimes the entire inn is available for an event - please call us
Policies for Cancellation at Blue Skies Inn
COVID PRECAUTIONS to keep our guests safe:
Breakfast is served as room service to your door so that you may enjoy it in your private sitting room.
Staff will not come into your room while you are guests at our inn.

BLUE SKIES INN is a small, lovingly-built "Mom and Pop" inn, and we request that our guests be sure that they are coming before making a reservation. Please review our CANCELLATION policy below before you book.

TRAVEL INSURANCE: If you wish to financially protect your travel plans, please go to the internet and search for "travel insurance cancel for any reason". You can buy a policy that will protect your entire vacation, including coverage for your stay with us. Read it carefully to be sure that you are buying the coverage that you need. As the lodging property, we are not allowed to buy insurance for your booking - that is your responsibility. While we might wish otherwise, we have no control over whether specific area attractions are open or our weather conditions.

If arriving after 7 PM, please call to make arrangements for late check-in. Check-in before 4 PM is available at an additional cost of $25/hr and must be arranged in advance of your visit.

MINIMUM BOOKINGS: Please check the online booking calendar since we may require a two night stay for some dates. We are blocking rooms for one day before and after each booked stay for COVID "cooling off" and cleaning for the safety of our guests. Holiday stays may require a three night stay - check the website, please.

CHARGES: Upon booking, the credit card that you supplied will be charged in full for your visit. It is nonrefundable, so please buy travel insurance to protect your travel investment.

EXTRA GUESTS: All room rates are quoted at double occupancy. Extra guests are charged at $35 per night per person - adults or children. WEDDING USE of the inn: If you are a bride or anyone else planning to use our inn to get ready for a wedding, you must book your room for the exact number of people getting ready in it (up to our maximum occupancy number in the room), including the make-up person and/or hairdresser, whether or not they are overnight guests at our inn.

MULTIPLE ROOM BOOKINGS: We usually limit the number of rooms booked for a group stay to four rooms (ask us about weddings, family reunions or other group stays) unless you have made special arrangements with the innkeepers. Busy summer months require a three day stay for weekend group bookings. Sometimes the entire inn is available for an event - please inquire: 719-685-3899 A stay of three days or longer may allow you to book more rooms than four for a group booking.

CANCELLATION: We are a small, lovingly built and independently-owned "Mom and Pop" lodging property. If you cancel, it is almost impossible for us to put your suite back on the market and successfully sell your stay to someone else. Therefore, once you book, we assume that you are actually coming to stay at our inn, and no refunds are available for any reason if your plans change. However, you can insure your booking at our inn: in case you choose to cancel for sickness, a situation at your destination or a country-wide situation, travel insurance will reimburse you.

BREAKFAST: Breakfast of home-baked muffins made from wheat flour, a hot egg dish, fresh fruit, juice, milk and freshly-brewed coffee is served to your suite at 8:00 AM. If our breakfast does not suit your dietary needs, you may find a more highly customizable breakfast at a nearby restaurant in Manitou Springs. We will discount your stay by $10 per day if you choose to dine elsewhere if you give us 24 hours notice. We can usually cook a gluten-free breakfast at an extra fee of $20 per day but will need notice when you book your stay. Call the innkeeper for more information about breakfast if you have special dietary needs. We regret that we are not able to prepare breakfast for individual needs outside of our regular menu.

WEATHER: No refunds will be given for stays canceled due to weather. If roads leading to our inn have been closed by the State Patrol and you cannot reach us, your stay may be rescheduled with the consent of the innkeeper.

NO SMOKING or vaping indoors ~ No PETS ~ No Candles ~ No Incense ~ No Essential Oils

Our gas fireplaces are turned off in our warm season (May 15 - Oct. 15) in respect for the Planet.
